What A Home Inspection Includes

GROUNDS

An inspection of the patios, porches, driveways, grading, and walkways.

FOUNDATION

A report on the condition of the slabs, foundation walls, and post and girders (if present).

EXTERIOR

A report on the doors, windows, eaves, paint, and siding.

GARAGE

An inspection of the firewall, garage door, floors, and electrical.

ATTIC

A report on the structure, access, insulation, condition of the attic.

ROOF

A report on flashing, chimney, skylights, and condition of the roof.

CRAWL SPACE

A report on walls, structure, access, drainage, insulation, and duct work.

ELECTRICAL

A report on the condition of wiring/conductors, GFCI outlets, main, service, and sub panels.

HEATING / AC

A report on the thermostat, ductwork, AC supply line, AC compressor, venting, air filters, and air handler.

WATER HEATER

A report on the condition of the water heater, plumbing, venting, enclosure, and gas valve.

INTERIOR

A report on the condition of the living room, family room, bathrooms, closets, doors, fans, stairs, smoke detectors, fireplaces, and windows.

KITCHEN

A report on the sinks, vents, plumbing, cabinets, appliances, and GFCI outlets and breakers.

LAUNDRY

A report on the condition of the wash basin, dryer vent, gas valve, exhaust fan, and electrical.

ADDITIONAL SERVICES

POOL

For an additional fee, we will inspect your pool, pool equipment, above ground pipes, timer, electrical, and filters. (We do not test the chemical balance of the water, or verify heating function as it can take a couple of days to heat).

One of the steps in pool inspection is checking for delamination (if visible), where the plaster is peeling or flaking from the pool finish. If delamination is visible it’s best to budget for repairs as it may leak and cause structural issues if left unrepaired.

SEWER SCOPE

For an additional fee, you can get a report on the condition of the sewer line. If accessible, we will inspect (Up to 100 feet of each entry point):
1. Inspect your roof vent/stack vent and soil stack.
2. Main sewer line clean-outs running under the home.
3. Main sewer lines running under the home to the municipal sewer system.
(Small drain lines are not included. We are not able to inspect every linear foot, but we do our best).

THERMAL IMAGING

For an additional fee, we will inspect ceilings, interior and exterior walls (critical with wood-framed homes where water can wick up from the ground), and attics (if accessible).

Using infrared imaging can reveal energy loss, moisture intrusion, and overloaded conductors.
